Here are the responsibilities listed below for Maintenance Technician to perform day to day, without limitation:
Job Responsibilities
Diagnose and perform maintenance and repairs in a timely and professional manner.
Ensure resident requested service orders are completed on a timely basis.
Assist in maintaining the exterior of the property to provide clean and acceptable curb appeal at all times. Comply with all OSHA regulations and health, safety and environmental laws.
Conduct vacant apartments turns to make ready status in preparation for the next move-in.
Execute common area upkeep.
Conduct on-call emergency service rotation as scheduled.
Complete special projects as needed.
Qualifications
Basic knowledge of the fundamentals of the operational trades to conduct day to day maintenance issues.
Must have ability to make it to and from work
Proficient mechanical aptitude and the ability to operate all necessary tools and equipment
Proficient and able to operate all necessary tools and equipment to perform various service projects
Basic skills in reading wiring diagrams and troubleshooting problems with electrical, refrigerant and duct systems on air conditioning equipment
Effective communication skills to communicate with customer and resolve customer issues, complaints, or concerns
Effective and efficient time-management and organizational skills
Valid driver’s license with acceptable driving record
Available to work flexible hours and on-call shifts as needed
Ability to continually climb, balance, stoop, kneel, crouch, and/or crawl
Ability to work in a variety of environmental conditions, including but not limited to the following: hot, cold, outdoor, indoor, dry, humid, slippery surfaces, heights, and congested areas
Ability to safely climb 300lb load capacity rated ladders with a 30lb tool belt
Natural or corrected vision to see and focus for close, distance, peripheral vision with normal depth perception
Ability to lift up to 40 pounds and ability to lift and carry items weighing up to 30 pounds
Education
No preference.
Experience
At least three years of apartment maintenance experience is preferred but not required. If your experience is not in apartment maintenance, then at least two years of maintenance and repair experience in a similar industry is preferred.
Licenses & Certifications
Requirement of a drivers license and EPA.
